Set in the authentic Mallorcan countryside near Sineu, Sa Rota des Moro is a new residence  currently taking shape under the direction of Domus Gusto. 

Rather than creating another conventional luxury finca, Domus Gusto has approached Sa Rota  des Moro as a complete lifestyle concept — bringing together architecture, interior design,  landscape and the Mediterranean way of life in one carefully considered home. 

For the project, Domus Gusto has assembled an exclusive design team, including renowned  Dutch interior architect Roy de Scheemaker. With more than 35 years of international design  experience and a long-standing connection to Mallorca, Roy brings a distinctive perspective  to the project, combining contemporary design with the authenticity and natural character of  the island. 

Together, the team is creating a residence that feels unmistakably Mallorcan, yet avoids the  predictable. Natural materials, bespoke detailing, warm woods, textured finishes and a  restrained Mediterranean palette create an atmosphere that is sophisticated, relaxed and  designed to age beautifully.

Designed around the way Mallorca is lived 

The residence offers four bedrooms and three bathrooms, including a generous master suite,  with every room forming part of one coherent interior concept. 

At the heart of the house is the open-plan kitchen, dining and living area. The bespoke kitchen  is designed not only for everyday living but also for entertaining, featuring an open wood fired grill that brings the tradition of cooking over fire into the contemporary interior. 

Large openings connect the interior directly with the terraces, pool and landscape beyond,  allowing indoor and outdoor living to flow naturally into one another. 

At the centre of the outdoor experience sits the 45 m² infinity pool, positioned to draw the eye  towards the surrounding landscape and reinforce the connection between the architecture and  its setting. The pool becomes a natural continuation of the house rather than simply an  addition to it.

Beyond the main terraces, a distinctive sunken outdoor space becomes a destination of its own  within the garden and surrounding landscape. Overlooking the property’s private valley, it  offers spectacular views and a natural setting for long lunches, cooking together, relaxing in  the sun or gathering with friends and family. 

Designed for both quiet moments and lively evenings, it creates a place to entertain, celebrate  and enjoy Mallorca outdoors — completely connected to the landscape, yet with a character  all of its own. 

A generous additional space on the lower level offers further flexibility, with possibilities  ranging from a private cinema or wine room to a gym, wellness or entertainment area. The  current design presents one possible interpretation, while the final use and detailing can still  be adapted to the future owner's preferences. 

The property also includes a private garage, discreetly integrated into the overall architecture. Currently under construction 

Construction of Sa Rota des Moro is progressing, bringing the vision of Domus Gusto and its  exclusive design team increasingly to life. 

The project has reached a stage where its architectural and design identity is clearly  established, while there is still an opportunity for a future owner to discuss selected detail  changes and personal preferences with Domus Gusto and the design team, subject to technical  feasibility and the progress of construction.
